Community Meeting on 5/29 for 147 Units of New Housing at 1320 Pico Boulevard

A community meeting for the proposed eight story residential building at 1320 Pico Boulevard will be held tomorrow night, Thursday 5/29, at 6:00 PM on zoom. You can join the meeting by clicking here.

The project has undergone several iterations over the years, but the current proposal includes 147 residential units, including 24 affordable units, all over 2.5-level subterranean garage that features 175 car parking and 269 bicycle parking spaces. The site is served by bus stops within feet of the building entrance with east-west service on Pico Blvd. and North-South service one block to the east on 14th street.

The proposed project uses affordable housing bonuses as it is larger than what would be allowed otherwise. In 2024, a proposal for the site listed only 100 at-rate units for the site. The building will replace a commercial building.

The building lies close to Santa Monica College, and as the Daily Press notes is a “stone’s throw away” from Corsair Field and will be blocks from the new arts center currently under construction.

The project is moving through the “administrative approval” process where feedback is obtained and submitted to whatever boards and commissions will have an opportunity to approve or otherwise weigh-in on the proposal.  The AA process aims to expedite the approval of housing projects, reducing the time it takes for projects to move forward and help the city meets its statewide housing requirements. Comment received will be forwarded to the city’s Architecture Review Board which can require certain changes before a project is approved by city staff.
