Public Meeting Tonight on Proposed 2904 Delaware Townhomes

Santa Monica residents will have an opportunity tonight to learn more about a proposed residential project at 2904 Delaware Street, near Bergamot Station.

The project, dubbed Delaware House, calls for a small collection of single-family townhouses on the site. According to the project website, the development is designed as a walkable community within easy reach of Bergamot Station and other parts of Santa Monica. The developer, Ficus Forest, says the project is expected to open in 2028.

The project proposes demolishing the existing single-family residence and constructing a new three-story, 40-foot-tall multifamily residential development pursuant to SB 79. The development would include five market-rate residential units totaling approximately 9,916 square feet of residential floor area, with five on-site, at-grade parking spaces—one for each unit.

The project would satisfy its affordable housing obligations through payment of an affordable housing fee in accordance with SMMC 9.46.070. It also includes approval of a subdivision tract map to establish five airspace condominium units.

A public meeting about the proposal is scheduled for 6 p.m. tonight, Wednesday, August 12. The meeting will be held online, giving residents an opportunity to hear about the project and ask questions.
