14th Street Affordable Housing Project Has Final Hearing at Tonight’s Architecture Review Board

Tonight, the City of Santa Monica Architectural Review Board is scheduled to review the proposed design, colors, materials and landscape plans for the 100% affordable housing project for seniors proposed for the city-owned parking lot at 1211-1217 14th Street and 1402 Wilshire Boulevard. The ARB cannot reject the proposal from the development team which includes the Hollywood Community Housing Corporation and Kevin Daly Architects, but can require the final design to go through some changes to its exterior design before construction begins.

The city has already approved the concept for the building that includes 82 units of affordable rental housing. Most of the units will be 1-bedroom apartments that will serve households earning between 30% and 60% of area median income. The development will also include 41 parking spaces for residents, bicycle storage, on-site laundry, a community room, a rooftop terrace and offices for resident services staff.

Two of the apartments will be reserved for the onsite managers and the remaining 80 apartments will serve households.For more on the project, you can read the staff report prepared for tonight’s meeting. The report provides a review of the architecture of the project and breaks down the proposal’s request for application of the state’s density bonus law so that it can rise to just over sixty-three feet at its highest point.
